Is Ipotekebi.ge a bank?
No. Ipotekebi.ge is a mortgage-request and broker service, not a bank. Ops routes a consented request to relevant active partner banks, and you compare only the request-specific offers banks submit and ops releases. Banks make lending decisions and issue loans.
Are the rates shown final?
No public bank rates are displayed. Calculator results are arithmetic estimates based on your inputs. Request-specific rates and terms appear only after a routed bank submits an offer and ops releases it; the bank confirms final terms.
Why does my income currency matter?
If income and loan currencies differ, exchange-rate changes can affect affordability. The calculator applies a defined arithmetic buffer for that mismatch and removes it when the currencies match. This is an estimate, not financial advice or a bank decision.
What are affordability bands?
We label four payment-to-income ranges: comfortable, manageable, stretched, high-pressure. They are indicative; bank criteria vary.
How is the affordability limit determined?
Our mortgage calculator is based on the ratio between your monthly income and your existing financial obligations, which determines your affordability. The system analyses how well the balance between your net income and the estimated monthly payment is preserved. These figures are indicative, because each commercial bank has its own criteria and its own creditworthiness assessment methodology.
What happens when I request handoff?
With your consent, ops routes the request to relevant active partner banks. Banks submit request-specific offers, and released offers appear on your private link before you choose whether to continue.
Where do I find my offers?
Released offers appear on your private offers page. We send its link by email or SMS after ops releases at least one bank offer; you can return while the link remains valid.
How is my data protected?
We retain comparison and contact data until you request deletion. Consent records are kept for seven years per regulation. See our Privacy Policy.
