1. Role of the platform
ipotekebi.ge, operated by LLC INAVI (ID 404815875), is a Georgian residential-mortgage comparison and bank-handoff platform. It helps you estimate monthly payments, compare partner financial institutions' terms, understand currency risk, and submit a request that ipotekebi.ge routes to partner financial institutions.
The platform is not a bank, credit institution, separately licensed financial intermediary, or representative of a financial institution, unless expressly stated in writing.
2. Final lending decision
ipotekebi.ge does not issue loans, make final lending decisions, verify your documents or income, check your credit history, or value property.
Final terms, document requests, income checks, property valuation, and the lending decision are handled only by the partner financial institution(s) that receive your request. Results shown on the platform are for comparison and information only and are not a final bank offer.
3. Information you enter
Calculations are based on the information you enter, including income, income currency, loan term, down payment, and other financial details. You are responsible for the accuracy of what you enter; incorrect or incomplete information may change the estimated results.
At this stage the platform does not request document uploads. Required documents are requested directly by the partner financial institution(s).
4. Rates, calculations, and currency risk
Rates and terms may be provided by a partner, updated administratively, or received from another permitted source, and where possible show a last-updated time. Estimated monthly payment, total repayment, currency conversion, and the payment-pressure band are calculations and may differ from an institution's internal methodology.
If your income currency and loan currency differ, the platform may apply a conservative exchange-rate buffer for estimation only; it is not an institution's internal decision.
Automated processing. Automated calculations, comparison logic, currency buffers, payment-pressure bands, and Bank Criteria Match indicators are for informational comparison only and do not constitute automated approval or a final lending decision.
5. Request handoff and consent
Your contact and request data are shared with partner financial institution(s) only after you complete the contact form and give consent. The consent text, version, time, and key request data may be stored for audit and service-quality purposes. After your request is routed, a partner institution may contact you directly.
6. Comparison PDF / summary
The platform may provide a mortgage-comparison summary as a PDF or in another format. This summary is a preparation and information document — it is not final loan terms, a bank commitment, or financial advice.
7. Prohibited use
You must not enter false data, scrape data automatically, bypass security systems, use third-party data without authority, or pursue any unlawful purpose. We may restrict or block access where there is a security, fraud, data-protection, or service-abuse risk.
8. Limitation of liability
We aim to provide accurate and transparent information, but do not promise that every rate, term, or calculation always fully reflects an institution's final internal rules. To the extent permitted by law, our liability is limited to direct, actually proven damage; we are not liable for indirect, incidental, or lost-opportunity damages.
9. Changes
We may update these terms. The updated version is published here with its date. Continuing to use the platform after an update means you accept the updated terms, unless applicable law requires a different form.
10. Governing law and contact
